Sage Beauty and Wellness offers a variety of thoughtfully designed studio sizes to suit different professional needs:

Standard features in every suite
All studios come equipped with:

  • A built-in sink
  • Ample counter space
  • Quality cabinetry for storage

Larger suite enhancements
The 10×14, 11×13, and 12×15 suites include an additional sink line hookup. This versatile feature allows you to easily install:

  • A shampoo station
  • A pedicure station
  • A floral sink
  • Or other water-dependent equipment tailored to your services

These flexible layouts provide the perfect foundation for creating a functional, beautiful, and client-ready space that fits your unique practice.

Each tenant receives a personal access code for the secure digital keypad entry to the building.
You will also be provided with two sets of keys for your private studio suite.

Sage Beauty and Wellness can be accessed by tenants daily from 6:00 AM to 11:00 PM, providing flexible access for both early and late appointments.

The building will be open Monday—Friday 8am to 6pm, and Saturday 10am to 2pm, closed holidays. Outside of these hours, you will need to let your clients in the building.

All tenants and subleasers must maintain current and valid:

  • State of Utah business entity registration
  • Saratoga Springs, UT business license
  • State of Utah—Division of Professional License
  • Liability insurance listing Sage Beauty and Wellness as a certificate holder

These requirements apply as specified in the lease agreement and are mandatory regardless of how many hours per week the studio is used. Every professional operating within Sage Beauty and Wellness must be a properly licensed, legal business entity, with appropriate liability coverage in place.

Important note about insurance coverage
Sage Beauty and Wellness maintains property and general liability insurance for the building and common areas. However, Sage's insurance does not cover:

  • Any incidents, claims, or damages arising from tenant or subleaser services provided to clients
  • Property damage caused by a tenant's or subleaser's business activities

It is the sole responsibility of each tenant and subleaser to carry adequate liability insurance to protect themselves, their clients, and the premises.

Facilities & Amenities

Yes, washers and dryers are provided free of charge for all tenants.

Laundry Etiquette Guidelines
To ensure fair access for everyone:

  • Load machines with a full or near-full capacity of towels, capes, and other items (avoid small loads) to minimize wait times for others.
  • After removing your laundry from the dryer, clean the lint trap and pick up any dryer sheets from the floor.
  • Promptly remove your laundry from the machines and return it to your studio. Do not leave items on counters, in baskets, or unattended for extended periods.
  • If you are not scheduled to work for several days, please return to the facility to retrieve your laundry rather than leaving it behind.
  • Decor baskets in the break room are not for personal laundry use. Please leave the decor baskets on top of the washer and dryer.

Liability for Personal Items
Sage Beauty and Wellness is not responsible for lost, damaged, or missing towels, capes, or other personal laundry items.
Thank you for helping maintain a clean, efficient, and respectful shared laundry area for all professionals.

Yes, complimentary Wi-Fi is provided throughout Sage Beauty and Wellness for all tenants and their clients.

This secure guest network ensures reliable internet access for booking, music, client communication, and more. Please note that the password is shared with all building users—keep it confidential and refrain from sharing it outside the facility.

The break room offers a shared washers/dryers, refrigerator, vending machine, and comfortable seating for tenants to relax between appointments.

Refrigerator Use

  • Tenants are welcome to use the refrigerator for food and drinks.
  • All items must be removed and taken home at the end of each day—no food may be left overnight.
  • Please keep the refrigerator clean and organized. Wipe up spills immediately and remove any expired items.

Trash Disposal
To maintain a pleasant environment for everyone, please dispose of any odorous trash (e.g., food wrappers, leftovers) directly in the outdoor dumpsters. Do not leave smelly items in the break room trash cans.

Vending Machine
A vending machine with snacks and beverages is available for your convenience.

Important Note
Please do not use, move, or rearrange any break room décor, furniture, or wall items. These are provided for the shared enjoyment of all tenants and remain the property of Sage Beauty and Wellness.

Sage Beauty and Wellness provides regular professional cleaning of all shared restrooms to ensure they remain clean, stocked, and welcoming for everyone.

Tenant Responsibility
As professionals hosting clients throughout the day, we ask each tenant to help maintain a high standard of cleanliness by:

  • Cleaning up any spills, messes, or items you notice during your time in the facility
  • Wiping down surfaces, picking up trash, or flushing as needed after your own use

This shared effort helps keep the restrooms pleasant and professional for all clients and fellow tenants.

Each private studio suite is equipped with its own individual room heater, allowing you to customize the temperature to your personal and client comfort level.

Building-wide temperature policy
Sage Beauty and Wellness maintains the common areas and building at a slightly cooler baseline temperature for energy efficiency and overall comfort. This allows each tenant full flexibility to adjust their suite as needed.

Best practices for heaters & vents

  • Please turn down your personal heater at the end of the day before leaving.
  • You may close or partially close your suite's HVAC vent if you prefer even more control over airflow and temperature.

Policies & Tenant Responsibilities

Sage Beauty and Wellness provides each new tenant with a clean, fully restored studio ready for use. After move-in, all routine cleaning and maintenance related to your business activities become your responsibility.

Studio Cleaning Expectations
Tenants are expected to maintain a clean and professional studio at all times, including regular cleaning of:

  • Floors, walls, counters, cabinets
  • Interior side of glass and vents

Color & Product Spills
Promptly clean all color and product spills from floors to prevent permanent staining. Floors are durable and respond well to bleach-based cleaners, but excessive staining will require repair or replacement at the tenant's expense upon move-out.
We strongly recommend placing a floor mat under your chair to protect the flooring and minimize risk.

Blinds in Studios
Promptly clean color/product splashes from blinds. Stains left untreated become difficult to remove, and replacement of stained blinds will be billed to the tenant.

Shampoo Bowls & Drains
Hair and product buildup will cause clogs over time—this is considered normal wear from business use and is the tenant's responsibility to prevent and maintain.

  • Use a hair catcher in the shampoo bowl at all times
  • Regularly apply a drain cleaner (we recommend WHINK! Hair Clog Remover, available on Amazon)
  • Clean EcoHeads regularly per manufacturer guidelines

Drain Clearing
If a professional is needed:

  • You may contact a plumber of your choice—this is a tenant expense.

Equipment Repairs
Sage Beauty and Wellness is responsible for repairing or replacing any provided equipment that fails due to normal wear (e.g., leaking sinks/hoses, electrical issues, door locks, chairs).

Repairs required due to tenant or client negligence or misuse will be billed to the tenant.

No, Sage Beauty and Wellness does not have a full-time receptionist. Each tenant is responsible for personally meeting and greeting their own clients upon arrival.

Children in the Lobby
To maintain a calm, professional, and safe environment for all tenants and clients:

  • Unattended children are not permitted in the lobby or common areas at any time.
  • Please inform your clients in advance to bring only children who are actively receiving services.

Sage Beauty and Wellness is responsible for regular trash removal and maintenance of all shared/common areas throughout the building.

Tenant Responsibility
Each tenant is responsible for removing trash from their own private studio suite daily. Please do not leave waste, food, or other refuse in your suite overnight.

Where to dispose of trash
A conveniently located dumpster is available in the parking lot just west of the building. Use this for all suite-generated trash.
